Six Typical Project Steps (The Design Process)
Design and construction
projects involve several steps. Typically projects go through the following six phases; however, on some projects several
steps may be combined or others added.
- Data Gathering/ Programming (deciding what to build)
- You and our landscape architect will begin by defining the requirements for your project. In addition to a thorough
photo documentation of the project, and an accurate base survey of existing conditions (which we can arrange for), we will
also provide you with an environmental preference survey, which helps to reveal subtle aesthetic preferences, identify your
needs and narrow design options.
- Schematic design (developing the concept) -
During this phase our landscape architects prepare a series of rough sketches that reflect a conceptual approach to the design,
general arrangement of landscape elements and an overall organization of the project. We meet with you to review these
concepts and discuss which elements of each design are most desirable to you. A general consensus of the concept is
approved before proceeding to the next phase.
- Design development (refining the design)
- At this stage of the process our landscape architects prepare more refined drawings, which communicate and document
more detailed aspects of the design. These plans typically show the location of proposed buildings or site features,
the general grading/ drainage associated with the design, general plant types/ location, and layout/ alignment of walkways,
patios and driveways. Most of our residential projects only need to be brought to this level of detailing for pricing
and installation by our own crews. If you desire, or if the project requires further information, then you would move
on to the next phase.
- Preparation of construction documents - If necessary,
we can provide detailed drawings and specifications, which can be used for bidding purposes and gaining a better understanding
of actual construction costs.
- Selecting the landscape contractor - Pellettieri
Associates works to build trust and relationships during the design phase, which is why the vast majority of our clients elect
to continue working with us during the construction phase. This economy of design/ build can streamline a project and
save on design fees. However, we can also assist in gathering bids or provide construction administration services (not
‘inspection’ or ‘supervision’) for other contractors, if desired.
- Construction
- Our team of talented craftsman can translate the designs on paper into reality in the field. Many of our foreman
have degrees in the field of landscape construction and have years of experience with many varied tasks such as hardscape
installation (walls, walks patios), plantings, equipment operation, grading, drainage and other means and methods for completing
the broad scope of tasks typically associated with landscape construction. Our construction supervisor also has a broad
range of experience and hold a Bachelors degree in landscape architecture.
**** A very important
note about permitting:
As development becomes more and more scrutinized, there are often many levels of
permitting required for projects. Because of the uncertain nature of permitting, we typically bill this work hourly.
Certain permits may take months for approval and other permits can take over a year, therefore patience and understanding
is required during any permitting that may be required for your project.
